On Monday, May 13, the Pleasant Prairie Plan Commission considered and approved Site and Operational Plans for Majestic Realty Company of California to build the Majestic Badger Logistic Center. Plans call for a 1.18 million square foot warehouse and distribution center to be built on approximately 87.5 acres of land east of 88th Avenue (County Highway H) and south of Bain Station Road.
Plans call for a "cross dock" design with on site trailer storage and secured "truck courts." The facility has been designed in order to easily accommodate up to four tenants. Approximately 25% of the site will remain open green space and will include landscaped areas, stormwater management facilities, 100-year floodplain and wetlands. Truck dock areas adjacent to 88th Avenue will be extensively screened with a combination of berms, evergreens and fencing.
Access to the site will be available through two driveways on 88th Avenue. A Traffic Impact Analysis has been completed and a follow-up Transportation Improvement Analysis is underway. Majestic will fund their portion of improvements made to the adjacent roadway to accommodate traffic to and from the facility. Though no defined users of the facility have yet been announced, Majestic plans to begin construction later this summer.
During an October 2012 Plan Commission meeting, Majestic Senior Vice President John H. Semcken, III indicated that Pleasant Prairie was selected as a site for the California-based company because of its proximity to I-94, the attractive business climate, and low industrial vacancy. He also indicated that Majestic customers have asked for them to locate in the area.
