On Monday, June 24, the Pleasant Prairie Plan Commission considered and approved Site and Operational Plans for Center 50, LLC. The approved plans call for the redevelopment and renaming of the Town N Country Shopping Center located on the south side of State Highway 50 between 45th and 47th Avenues in the Village of Pleasant Prairie. Originally built in 1959, the development is one of the oldest shopping centers in Kenosha County.
Property owners are renaming the shopping area Center 50. Property owners also have plans to make building modifications, parking lot improvements, and sign modifications with the intention of creating a better shopping experience for patrons and providing a more attractive business area for future tenants. Total square footage after modifications will be 60,332.
Building modifications include: installing a full interior fire sprinkler system; increasing square footage minimally to create a continuous façade on the building front; removing a canopy and adding a decorative parapet on the roofline that will vary in height; replacing existing painted brick and tile with new brick veneer; replacing several windows; and installing new doors with re-glazed aluminum frames.
At the rear of the building, new guardrails will be installed by each loading dock area and new dumpster enclosures will be added. Concrete will be installed in front of loading docks and garbage enclosures. Landscaping will be added to and around the reconfigured parking lot, and new signage will be installed.
Inside the building, units will be reconfigured. A total of 11 tenant spaces will be provided. The shopping center currently has three tenants that will remain at the site: Ace Hardware, AutoZone and Erica's Fine Jewelry. Family Dollar has also submitted a lease agreement to occupy one of the vacant spaces. The remaining spaces will be prepared for new tenants. Owners anticipate that the updates will be complete by the end of August. Once fully occupied, Center 50 is expected to employ 50 full-time equivalent positions.
