The Summit at Bain Station Introducing New Twin Homes to the Community

An amendment to the Bain Station Crossing Development will introduce new twin homes to the community. Twin home residential buildings are similar to two-unit condominiums; however, twin homes are one building on two separate lots, connected by a shared firewall that runs along the property line. 

The Village Board, on Monday, July 20, approved a Conceptual Plan that proposes developing the vacant 7.14 acres of land, located on the southwest corner of 83rd Street and 85th Avenue, into a twin home subdivision. The subdivision will be known as The Summit at Bain Station and will consist of 18 single-family lots with nine two-family buildings, creating 18 single-family units.

The approval came following a favorable recommendation from the Plan Commission, which held an initial public hearing for the development on Monday, June 22. Earlier in the meeting there was an approval for a Comprehensive Plan Amendment that designates Lot 44 of Bain Station Crossing as an attached single family density land use. The R-7 Multi-family zoning district, and new R-7 Single Family Twin House Residential District were also approved to accommodate this development. 

The Conceptual Plan requires the developer to construct a new public roadway with sidewalks between 83rd Street and 85th Avenue, called Summit Place. The 18 single-family lots in the subdivision will have an average lot size of 11,235 square feet. Each single-family unit will have a floor area between 1,000 and 2,500 square feet, excluding the garage, decks, porches, and basement. Amendments made to the Comprehensive Plan for twin homes require each unit to have an attached two-car garage and basement.

According to the petitioner, the anticipated combined cost of each home and lot package will be high $300,000 to low $400,000 per household.
