UPDATES TO MASTER CONCEPTUAL PLAN APPROVED FOR RIVERVIEW CORPORATE PARK
On Monday, April 25, the Pleasant Prairie Plan Commission considered and approved updates to a master conceptual plan for developers of the proposed Riverview Corporate Park. Riverview Group, LLC is proposing to construct the first phase of a new corporate park south and east of Premium Outlets in Pleasant Prairie, Wisconsin.
The conceptual plan calls for the preparation of three building sites and outlots to accommodate three speculative buildings. The first is proposed to be a 105,000 square foot building on approximately nine acres. The second is proposed to be a 166,090 square foot building on ten acres. And, the third is proposed to be a 120,065 square foot building with a potential 101,000 square foot expansion on approximately 11.5 acres. With the approval of the updates to the conceptual plan, Riverview Group, LLC is able to proceed with additional steps in the process to facilitate the development, including the creation of more detailed preliminary and final site and operational plans.
The Village Board conditionally approved the original master conceptual plan for Riverview Corporate Park in September of 2013. In July of 2014, the Village Board and Riverview Group, LLC entered into a Development Agreement for the project, which outlined specific timing for the development and acknowledged the existing M-5, Production and Manufacturing Zoning District for the property.
Pleasant Prairie has nearly completed public infrastructure designs for sanitary sewer, water, storm sewer, roadway, curb and gutter and recently completed a Traffic Impact Analysis for the service area. The developer has completed environmental delineations on the site.
