On Monday, April 7, the Pleasant Prairie Plan Commission approved a Conditional Use Permit, including Site and Operational Plans, for SiteOne Landscape Supply. The company intends to occupy the entire 417,384-square-foot building at 11559 80th Avenue in LakeView Corporate Park.

SiteOne Landscape Supply requested use of the entire building for warehousing purposes. There are 40 dock positions on both the north and south sides of the building. To ensure security, the site will feature a fenced perimeter, along with a prefabricated guard shack and swing arm gates on the south side of the building. The north side will have a fleet trucking entrance with an access keypad and an automatic sliding gate.

A designated outdoor storage area will be located on the north side of the property, adjacent to the truck dock positions. The storage area will be enclosed with a 10-foot-tall black vinyl-coated chain link fence, with black vinyl privacy slats to screen the outdoor storage materials. The storage will be limited to the area north of the fire lane in the designated parking spaces. No stored materials will exceed the height of the fence.

The facility is expected to employ between 35 and 50 full-time workers across the first shift operational hours, from 5:00 a.m. to 5:00 p.m., with occasional weekend hours. The site is expected to generate approximately 45 automobile and 25 truck trips daily.

The proposed plan meets the parking requirements outlined in the Village Zoning Ordinance. The site will include 231 parking spaces, including five handicapped accessible spaces and 95 truck parking spaces.
