Following a public hearing on Monday, June 22, the Plan Commission approved a Conceptual Plan that proposes constructing 18 single family units in the Prairie Ridge Neighborhood. The development is planned for the southwest corner of 83rd Street and 85th Avenue, known as Lot 44 of Bain Station Crossing. The vacant 7.14 acres of the property will be constructed into nine twin home residential buildings, to be known as The Summit at Bain Station. The Conceptual Plan for the development includes 18 single family lots with nine two-family buildings, for a total of 18 single family units.
The Plan Commission also considered Comprehensive Plan Amendments to create a new zoning district to allow R-7 Single Family Twin House Residential Districts. Twin home residential buildings are similar to a two-unit condominiums; however, twin homes are built on two separate lots, connected by a shared firewall that runs along the property line. The new Zoning District Amendments were approved with conditions that modify the ordinance to include basements and only allow two-car garages in Twin House buildings.
A new public roadway, called Summit Place, with sidewalks will be constructed by the developer between 83rd Street and 85th Avenue to accommodate the 18 single family lots. The lots will have a minimum of 8,000 square feet in area, with an average lot size of 11,235 square feet. Each home's minimum floor area, excluding the garage, decks, porches, and basement, will be 1,000 square feet and shall not exceed 2,500 square feet. Each unit will have attached two car garages and basements.
According to the petitioner, the anticipated combined cost of the home and lot packages will be high $300,000 to low $400,000 per home.
