Assessment notices will be mailed to Pleasant Prairie property owners on May 24. As a result of the downturn in the real estate market during the two years prior to January 1, 2010, Village property owners can expect to see a general decrease in their property assessments. This is in contrast to the slight changes that generally occurred during the 2008 revaluation process. Please note that a decrease in your property assessment does not always lead to a decrease in your property tax bill, because the cost of providing municipal, county and educational services does not decrease in proportion to declines in the real estate market.
Though a majority of property owners may see their assessed value decline by up to 12%, assessments are conducted on a property-by-property basis. This means that not all properties will experience the same percentage of change. Property valuations are based on a two-year period of actual sales information.
Community-wide revaluations are performed every two years in Pleasant Prairie in efforts to ensure a more equitable and fair application of Wisconsin's property tax process. During periods of rapid market change or when change occurs at different rates within a community, frequent revaluations maintain a more accurate relationship between market value and assessed value. This, in turn, provides fairness for property owners by ensuring a more equitable distribution of the local property tax. Pleasant Prairie property owners can expect to begin receiving their new assessment notices at the end of May.
