During an October 15 Village Board meeting, planning and zoning amendments and a Conceptual Plan were considered and approved for Majestic Realty Company of California. Majestic is proposing to build a 1.18 million square foot warehouse/distribution center possibly in two phases on approximately 87.5 acres of land east of County Highway H and south of Bain Station Road. If built in phases, the first phase could encompass a 750,400 square foot building. The second phase could be a proposed 430,080 square foot expansion. There is no defined user of the building at this time.
In order to allow for development at this location, Majestic has requested amendments to Neighborhood and Comprehensive Plans and a Zoning Map Amendment. Planning amendments would facilitate the relocating of a proposed future high school site and the reconfiguration of proposed future streets and lots to avoid potential traffic conflicts between land uses. The Village, after consulting with Kenosha Unified School District staff, has identified a more westerly location for the proposed future high school.
With approval of the amendments and the Conceptual Plan, Majestic will now develop more detailed Site and Operational Plans to present at a future date. During an October 8 Plan Commission meeting, Majestic Senior Vice President John H. Semcken, III indicated that Pleasant Prairie was selected as a site for the California-based company because of its proximity to I-94, the attractive business climate, and low industrial vacancy. He also indicated that Majestic customers have asked for them to locate in the area.
