PRELIMINARY SITE AND OPERATIONAL PLANS AND DEVELOPMENT AGREEMENT APPROVED FOR SPECULATIVE BUILDING ALONG COUNTY HIGHWAY H
On Monday, April 25, the Pleasant Prairie Plan Commission considered and approved preliminary site and operational plans and a Development Agreement for Majestic Realty Co. Majestic has plans to begin mass grading and to install underground utilities, footings, and foundations for the construction of a 424,164 square foot speculative building to be located on the east side of 88th Avenue (County Highway H) approximately ¼ mile south of Bain Station Road.
Preliminary plans call for the construction of a speculative building that could be easily divided to accommodate as many as four tenants. It has been designed as a cross-dock facility with the opportunity for secured truck courts. Majestic would be responsible for the cost of public improvements that will serve the site, including the construction of a by-pass and acceleration/deceleration lanes along County Highway H.
A conceptual plan was conditionally approved for the property in October of 2012. Original site and operational plans were approved in May of 2013 for the construction of a 1,180,480 square foot building. Current preliminary plans call for the construction of a building roughly half that size on the northern portion of the property. Majestic has tentative plans to construct a second building on the southern portion of the property at a point in the future.
With approval of the preliminary plans, Majestic intends to begin preparing the site this spring. Final site and operational plans are expected to be presented to the Plan Commission at a point in the near future.
