During the Pleasant Prairie Plan Commission meeting on Monday, September 16, 2024, commissioners considered and approved Final Site and Operational Plans for Uline's fourth headquarters office building (H4). The plans include the construction of an approximately 366,000-square-foot office building at 9900 128th Avenue in the Prairie Highlands Corporate Park. The new facility will complement Uline’s existing headquarters and warehouse locations and could house up to 1,300 employees.
The 44.8-acre property was conditionally approved for development by the Village Board in January 2024. Preliminary Site and Operational Plans were approved in April 2024, allowing early site work to begin. With the approval of the Final Site and Operational Plans, Uline may now submit applications for building permits and proceed with full construction.
The three-story building will have a footprint of 93,000 square feet and will feature office space, conference rooms, dining and fitness areas. An additional 3,950-square-foot detached utility building will be constructed on the site. The architectural design will be similar to Uline's existing headquarters buildings, incorporating precast panels, large amounts of glass, and a standing seam metal roof. Site developers plan to incorporate Lannon stone into retaining walls and landscape areas.
The site plan includes extensive landscaping, with green space exceeding required standards. Parking will accommodate 1,067 vehicles, including 25 handicapped-accessible spaces. Approximately 65 percent of the property will remain open space. Construction is expected to be completed by spring 2026.
