During the Pleasant Prairie Plan Commission meeting held on Monday, March 17, 2025, the Commissioners reviewed the proposed Conceptual Plan for the Willow Grove Condominiums development and sent a favorable recommendation to the Village Board. The proposed development includes 10 two-unit buildings, totaling 20 condominium units, on a 6.21-acre vacant parcel located at 68th Street, east of 88th Avenue (CTH H).
This residential project aligns with the Village Land Use Plan for Upper-Medium Density Residential Districts, where residential lots are intended to range from 6,200 to 11,999 square feet per unit. The development plans call for ranch-style condominiums with a mix of two- and three-bedroom units ranging from 1,626 to 1,691 square feet. The buildings will feature full basements and attached garages, with five units offering three-car garages and the remaining 15 featuring two-car garages.
The property is near existing residential developments, with single-family homes to the north, east, and south, in both the City of Kenosha and the Village of Pleasant Prairie. The new development will complement the surrounding area and provide additional housing options for the community. The condominiums are planned to be developed with municipal utilities, including sanitary sewer, water, and storm sewer systems. A new cul-de-sac roadway will extend into the development to provide access. A traffic impact assessment has been conducted and reviewed, indicating that no significant changes to the surrounding infrastructure are necessary.
The developer anticipates beginning public improvement and site preparation in the summer or fall of 2025. After public improvements are completed, the developer will construct the condominium buildings. The final development approval process will include additional steps, such as approving the Preliminary and Final Condominium Plat, Certified Survey Map, Development Agreement, and other related documents.
