On Monday, November 25, the Pleasant Prairie Plan Commission considered and approved Site and Operational Plans to lease an existing speculative industrial warehouse, built by Seefried Properties, to Ta Chen International (TCI). The request was made by Henry Teng, of TCI, on behalf of Seefried Properties to occupy the entire 205,040 square foot building, located at 8500 116th Street.
The new speculative warehouse is located in LakeView Corporate Park; the site was formerly occupied by Rentsys Recovery Center. Seefried raised the existing building on the 12.78 acre site in May 2019 and began construction on the new 205,040 square foot speculative industrial building in June 2019.
Two facilities are occupied by TCI in the Village. One is located at 8500 109th Street, which is undergoing an expansion project that was approved by the Village Board on June 10, 2019. The other facility is located at 8505 100th Street. The company is a leading distributor of stainless, aluminum, and nickel alloy coils, sheets, plates, long products, tubes, and PVFs. The additional warehouse space is needed to store aluminum coils that are approximately 60 inches in diameter and 72 inches tall. The coils will be placed on pallets and stacked two high off the floor.
TCI currently employs approximately 70 full-time and five part-time positions. The company will begin utilizing the new space in January 2020 and plans to have four full-time employees working at the site. An average of 40 to 60 vehicles will be taken to the facility each day, with approximately two to 10 daily truck runs. The building currently has 23 dock doors with an additional 36 truck spaces that could be converted to dock doors at a future time.
Founded by Mr. Robert Shieh in 1989, TCI entered the US market as a newcomer to the stainless steel distribution business. Within ten years, the Company has grown from a small operation in Los Angeles to become the largest and most recognized name in stainless master distribution in the United States.
